The Guildford property market

Guildford has always been a popular

destination for properties. Despite the recent troubles that the

housing market has suffered in recent times thanks to the recession,

prices have remained defiantly high in the area. The average price of

a property in the area is a staggering £357,779 (as of the period

between January-March 2010). By comparison to neighbouring towns,

Woking's average value is nearly £30,000 lower.

This might cause frustration and

apprehension to some buyers as they determine what move to make on

the property ladder or how to even get on it in the first place. Fear

not, however, as I did some research to see if it really is possible

to get a place one could call home for under the average value. As it

turns out, there happens to be quite a lot, but here are three

examples that should give you an idea of the current state of the

market.

1. The three bedroom terrared house

For £249,950, you can get a

respectable terraced house which contains a living room, dining area,

kitchen, fitted bathroom and three bedrooms. Also included is a rear

garden. This seems like an ideal place for small families.

2. The two bedroom apartment

Those of a certain age looking for a

comfortable and spacious property to settle down and retire in could

do no wrong than investigate this two bedroom apartment near York

Road, slap bang in the town centre. It's currently valued at £225,950.

3. The one bedroom flat

If you're a couple looking to get onto

the property ladder than this one bedroom flat that's close to Stoke

Park is likely to be for you. For £197,950 you can get this first

floor flat with lounge, kitchen, bathroom and double bedroom.

Those three are barely scratching the

surface. The fact is that there not only seems to be lots of

properties for sale in the area but lots of variety in terms of types

of accommodation, size etc. What's more, it shows that it is more

than possible to get a place to call home for cheaper than people

would perhaps expect.

Guildford is certainly a desirable

place but, if you do a good bit of investigating and research, you'll

find some very reasonably priced properties. To check for yourself

what you can get in the area, whatever budget you have, be sure to

check out the easy-to-use property finder on Guildford People. It

also helps to get advice from estate agents, including the ones

mentioned above. Thankfully, most of the estate agents are all in the

same place (at the top of the High Street by Epsom Road and London

Road, as you can see from the picture above) so they're quite easy to

find.
